Commercial Real Estate

Commercial Real Estate Advice Property Search, Tenant Advice, Sales, Lettings, Consultancy

We provide wholly independent advice primarily to tenants and owner occupiers. The commercial property market is exceptionally diverse and your situation may involve one of the following property types: office; industrial; retail; medical;  leisure; regeneration or development land.

In any case, we are well placed to provide advice ranging from commercial property searches through to development land sales and rent reviews. The following case studies illustrate some recent activity within the broad commercial property market. This is just a small selection of what we do with other instructions including regeneration advice for a 108 acre East London site, freehold office search and acquisition, ongoing UK industrial search, corporate real estate advisory, specialist pharmaceutical real estate advice and retail letting strategic advice.

Development Site Disposal

Acting on behalf of a family trust, Coverwood provided a full advice and disposal service to maximise value.

The historical industrial site sucessfully obtained a change of planning use to residential land and following a carefully planned and managed marketing programme, a number of bids were received resulting in a final sale price three times in excess of its original land value.

Tenant Strategic Disposal Advice

Acting on behalf of a large foreign multinational, Coverwood is continuing to provide advice on the disposal of leasehold industrial premises.

The premises have been occupied by the same company for a number of years and advice has been geared towards the mitigation of liabilities including dilapidations, contamination and any other leasehold obligations.

Leasehold Office Search & Acquisition

Appointed to scour the South East for alternative office premises for a large US aeronautical company, Coverwood identified several on and off market opportunities.

After initial viewings had been carried out , negotiations were commenced resulting in the securing of a new  UK HQ office building.

The deal included a significant reduction in rent, a rent free period and a refurbished office suite.
